With prices down, experts say now is a good time to get in on a rental. NY1’s Jill Urban continues seeing how far your money can go with a budget this week of $1,800 a month. First is a one bedroom in an elevator building on the Upper West Side.
“We have a one bedroom with a renovated kitchen on 96th and Broadway, with a live-in super,” said Roberta Axelrod of Time Equities. “The layout is great for a share and we accept students with a guarantor. There is great transportation with the 96th Street express subway and local buses.”
The apartment is approximately 450 square feet and the rent is $1750 per month. There is no brokers’ fee and no application or credit check fee to apply.
The apartment includes heat and hot water, but gas and electric are paid by the tenant. The property is available immediately for a one or two-year lease.
Over in Long Island City, NY1 found a studio in a full-service luxury building.
“This is a great 442 square foot studio,” said Scott Walsh, director of market research for TF Cornerstone. “It has granite countertops, stainless steel appliances. The bathroom has a marble vanity, a three-drawer medicine cabinet. The living room has oak strip flooring. But the best feature of the apartment is the stunning views of the east side of Manhattan and the East River.”
The rent is $1,785, but there is an incentive of one-month free, making the net rent $1,650 plus electric. The building includes a roof deck, gym, and tenant lounge. The apartment is available for a 13-month lease.
The property is new to the market and is available immediately. There is a $75 application fee to apply.
For the last stop, NY1 heads to the Riverdale section of the Bronx, where the station found a specious one bedroom, with sweeping river views.
“This is a very large one bedroom with many windows with double exposure,” said Argo Residential’s Linda Lepson. “The unit overlooks the Hudson River and the Palisades and has views of the George Washington Bridge. It also features a wonderful open kitchen with granite countertops, hardwood floors, many closets and great light.”
The apartment is listed at $1,800 per month plus electric. This building has a full-service doorman, free access to a pool and gym, and offers a parking space for an additional fee.
This is a co-op, so board approval is required and there is an application and credit check fee of $180. It's new to the market is available for a 12-month lease.
